For landlords & site owners

Got space?
We've got dessert.

Dessert Dock is a takeaway dessert business in a fitted-out 20ft shipping container. Give us a quiet corner of a car park, an industrial estate or a leisure site, and we'll turn it into rent. Nothing permanent gets built, and there's nothing to put right when we leave.

01 · Delivery

It arrives finished.

A 20ft high-cube container, fully fitted out before it gets to you. It's craned onto load-spreading pads. Nothing dug, nothing built.

02 · Set-up

Pop the hatch.

One side flips up into an awning, and that's the whole shop. It's self-contained, with no seating and nothing spilling onto the rest of your site.

03 · Trading

The queue comes to you.

Waffles, ice cream, shakes and cookie dough bring people onto your site who weren't coming for you, plus a steady stream of delivery couriers.

04 · Where we are now

Docking… at yours?

We're looking for our first pitch. If you've got roughly 3–5 parking spaces going spare, tell us about your site.

Straight talk

You'd be our
first site.

Dessert Dock is brand new and not trading yet. The menu is being tested and we're looking for the right pitch to launch from.

So you'd be in at the start, with a tenant who'll put everything into making the first site work and who'll always tell you where things stand. If that sounds good, have a read and tell us about your space.

How it works

From pitch to
first scoop.

1

Enquiry

Tell us about your site: location, rough space and footfall. The form below takes two minutes.

2

Site survey

We visit to check which way the pitch faces, where the utilities can connect, access routes and trading hours.

3

Planning

We prepare, submit and pay for the local authority planning application. We just ask that you don't offer the pitch to anyone else while it's being decided.

4

Install

The unit is craned onto load-spreading pads. Nothing is dug or built. It sits on the surface rather than being fixed to it, so your site carries on as normal.

5

Trading

We open for collection, takeaway and app delivery. You get a tidy, insured, self-contained tenant that's actually fun to have around.

FAQ

Fair questions

Are you already trading somewhere?

Not yet. Your site could be our first. We're testing the menu now and want to launch from the right pitch.

How much space do you actually need?

Roughly 3–5 standard parking spaces: about 15m² for the container, plus a rear servicing area, a customer frontage and 2 dedicated courier bays. It needs to be level, hard-standing ground (tarmac, concrete or block paving).

What if the pitch doesn't work out?

The unit is 100% non-permanent and can move. If either of us wants to end the arrangement, we remove it, cap the utilities and put the ground back as it was. Full make-good, at our cost.

Who handles planning permission?

We do. We prepare, submit and pay for all the local authority planning applications. We just ask you not to offer the pitch to anyone else while the decision is pending. Once it's approved we move straight into the lease or licence.

What utilities do we need to provide?

Ideally a 63A single-phase electrical connection (we're 100% electric, zero gas) and access to mains water and drainage. If mains isn't available, we carry our own freshwater and wastewater tanks.

Will it disrupt our other tenants or customers?

We keep courier and customer traffic in check: 2 dedicated courier bays under a strict no-idling, no-loud-music code of conduct, a contracted trade waste and recycling collection, customer bins, and regular staff litter sweeps around the pitch.

Are you insured?

Before we trade we'll have £5,000,000 public liability insurance, commercial employer's liability cover, and full Environmental Health / Food Hygiene registration in place.

How long is the lease or licence?

Usually a 6–12 month initial term with options to extend by mutual agreement. We're happy to start small and grow the term once we know the site works for both of us.

How is rent structured?

A fixed monthly flat licence fee / rent, with a security deposit of up to 3 months when the agreement completes.

What does installation actually involve?

A certified HIAB lorry crane delivers and positions the unit on high-density load-spreading pads that protect your surface. No digging, no construction. We agree the delivery route and lift plan with your site management in advance.

What does Dessert Dock actually sell?

Waffles, ice cream, shakes and cookie dough, plus hot and cold drinks. Collection, takeaway and app delivery only (Just Eat, Uber Eats, Deliveroo), mostly afternoons and evenings.
